Job Description

Responsibilities:
  • Receive brief from brand management on their retail strategy development and prepare annual/mid-term retail development plan/ strategy ;

  • Identify potential sites and properties (e.g. location availability in malls and high streets) ;

  • Lead the process of selection of sites and to undertake all kind of feasibility and due diligence studies if entering into contracts with developer;

  • Recommend strategy for structuring transactions ;

  • Rental analysis and profitability analysis ;

  • Assist the brand(s) to move in with early mover advantage into properties within 3-4 year window for different brands, by booking/blocking spaces within malls in HK & Macau ;

  • Ensure that store space selection is such that optimum range for each of store is displayed while delivering the required returns per square foot ;

  • Lead the process of all property related commercial negotiations ;

  • Work with Company's Finance and legal personnel for lease preparation and signing (including lease renewal) ;

  • Establish and maintain a strong and deep insight into the HK/Macau property market (Understand trends in development of properties in upcoming areas in HK & Macau);

  • Establish & maintain excellent relationships with landlords, particularly large landlords (Develop and/or maintain relationships with consultants, governmental bodies, landlords and real estate brokers that may assist with projects).


Requirements :
  • 8 to 10 years of experience in related field or in property industry;

  • University Degree in Marketing / Business or related discipline;

  • Experience in identifying relevant commercial space for significant retail/luxury products;

  • Understanding of the development process and be familiar with the issues of design, construction, leasing, marketing and sales;

  • Strong in Finance & statistics, negotiation skills, team management, aggressive & not intimated by difficult situations.
